How NSW tenants claim their bond through Rental Bonds Online
NSW Fair Trading operates Rental Bonds Online (RBO), the secure portal where your bond money sits during the tenancy. Once keys are handed back and the final inspection is complete, you or the agent can lodge a claim to release the funds.
Most bond releases happen when both parties agree. The tenant logs into RBO, submits a claim for the full amount, and the landlord or agent approves it online. Fair Trading then transfers the money to your nominated bank account within a few business days.
- Step 1: Log in to RBO Visit rentalbonds.nsw.gov.au using your MyServiceNSW credentials or bond reference number. You should have received this reference when the bond was lodged.
- Step 2: Lodge your claim Select the bond, enter the refund amounts (typically full bond to tenant, zero to landlord), and submit. The system notifies the other party by email or SMS.
- Step 3: Wait for agreement The landlord or agent has 14 days to accept or dispute. If they agree, Fair Trading releases the money automatically. If 14 days pass with no response, Fair Trading will refund the bond after the notice period.
- Step 4: Funds transferred Once approved, Fair Trading generally deposits your bond into the bank account you nominated in the claim within 2 business days.
The RBO system is designed to be straightforward when both sides agree the property was left in satisfactory condition. Cleaning, repairs, or rent arrears become issues only if the landlord disputes the claim.
What happens at the final inspection after your bond clean
Once your matched cleaner has finished and left the property inspection-ready, the agent arranges a final condition report walkthrough. This inspection compares the property's state against the entry condition report, allowing for fair wear and tear.

A dispute arises when the landlord believes deductions are warranted for damage, excessive wear, unpaid rent, or inadequate cleaning. They reject your claim in RBO and state their reasons. At that point, you have three main paths:

If the agent flags cleaning after the inspection
