4 Spots Hills Property Managers Often Check

Hills property managers often check cloudy shower screens, oven glass, window tracks, and air vents closely at the final inspection. Use the list below to check each one before you hand back the keys. Cloudy frameless screens with hard water stains and mould are a common inspection note.

1. Rangehood Baffle Filters & Charcoal Grids

Agents check the filters. Grease left on them is a common inspection note.

2. Cloudy Shower Glass & Screens

Shower glass often looks cloudy when water drops dry on it. Agents check it in the light. A normal glass cleaner usually only smears it.

3. Window Tracks & Sills

Agents often check the corners of sliding doors that lead to outdoor areas. Dead insects and grime in the tracks are a common inspection note.

High quality clean ducted air conditioning vent on a white ceiling with no lint, crisp bright interior lighting in a modern Sydney apartment.
4. Ducted Air Conditioner Intake Grilles

In larger homes, ducted return grilles collect lint and grime. Agents often look up at the vents.

Section 04 // Reality Check

DIY Clean or a Professional Clean?

Some renters think about doing the clean themselves. Here is what that usually involves:

DIY Cleaning Path
  • Many hours of cleaning on top of packing and moving boxes.
  • Buying supplies and hiring gear before you start.
  • No follow-up included: If the agent flags cloudy glass or oven grease, you clean it again yourself or book someone.
  • Missed items: If the agent flags something you missed, you may need to go back and clean it.
Hills Cleaning
  • You do not need to scrub: We do the clean. Tell us the vacate date when you enquire.
  • Supplies: We bring what the job needs. You do not buy a hire kit for the vacate.
  • Quote first: We agree the scope on the quote before we start.
  • Tax invoices: Ask us for a tax invoice with ABN for the bond clean and any carpet clean.

Frequently Asked Questions: Bond Cleaning in NSW

Can an agent legally require professional carpet cleaning receipts?
Under the NSW Residential Tenancies Act 2010, landlords and property managers cannot require professional carpet cleaning unless it is a specific condition of the lease, most often when you had permission to keep pets. You must still return the carpets in the same condition as the entry Condition Report, less fair wear and tear. A tax invoice is useful to keep with your records. (Note: This is general information only, not legal advice. Check NSW Fair Trading or a tenancy advocate for your situation.)
What if the property manager flags cleaning items after the inspection?
After the visit, the property manager does their walkthrough. If they flag a cleaning item, contact us and send us the notes and photos. We did the clean. NSW Fair Trading decides the bond.
Do I need to leave electricity and hot water connected?
Yes. Leave the power and the hot water on so the visit can go ahead.
What happens if there are pre-existing damages?
Ask us to note existing damage before the visit. Deep carpet burns, cracked grout, chipped stone, and wall gouges should be photographed so they are not treated as cleaning marks.
